    If you’re financing, I’ll connect you with a trusted lender (or work with yours). They’ll assess your income and financial goals to determine a comfortable price range for your home search.

    This ensures we focus only on properties that make sense for you—both financially and emotionally.

    Once you’ve chosen a lender, we’ll work together as a team to keep everything on track and moving smoothly toward your dream home.

  • With a clear vision and a price range in mind, it’s time to start the home search. I’ll set up a customized search using the MLS (Multiple Listing Service), and you’ll continue browsing listings from your favorite platforms—every source matters.

    I’ll provide access to:

    • MLS listings

    • New home communities

    • Off-market opportunities

    As you find homes you’d like to explore, send them my way. We’ll coordinate showings at times that work for you, and I’ll be with you every step of the way to offer insights and guidance.

  • When you find the home that feels just right, it’s time to make an offer.

    We’ll consult with your lender to understand the full financial picture, including mortgage costs, taxes, insurance, and any HOA fees. Once you’re comfortable, we’ll review the offer strategy, including price, closing date, potential concessions, and all key contract dates—earnest money, inspection, appraisal, and loan approval.

    You’ll understand exactly what you’re offering—and why.

    During the due diligence period, we’ll work together to ensure everything is handled smoothly and on time. Here’s what to expect:

    • Delivering Earnest Money: We’ll coordinate the timely delivery of your earnest money deposit.

    • Reviewing the Inspection Report: We’ll go over the findings together and determine if any repairs or negotiations are needed.

    • Meeting the Appraiser: I’ll coordinate with your appraiser to ensure access and provide any necessary details.

    • Securing Homeowners Insurance: I can connect you with trusted insurance providers to get you covered.

    • Ordering the Property Survey: If needed, we’ll arrange for a survey to confirm property boundaries and features.

    • I’ll also stay in close contact with your lender to ensure that all documentation and milestones are met on time. With me by your side, you’ll never miss a deadline—we’ll stay on track and on top of every detail to get you to closing with confidence.

    • Final Inspection Walk: Peace of Mind Before You Sign

    Just before closing—either the day before or the morning of—we’ll conduct a final walkthrough.

    This ensures the home is in the same condition as when you made your offer and that any agreed-upon repairs have been completed. I’ll walk through it with you to make sure every detail is in order.

  • This is the moment you’ve been dreaming of. At the title company, you’ll sign the documents that finalize your purchase and secure your mortgage. Once everything is complete, I’ll hand you the keys—and you’ll step into your new chapter.

  • My support doesn’t end at the closing table. Whether you need a contractor referral, a local recommendation, or just have a question, I’ll continue to be your resource long after the move.
