The process of selling a home is completely dependent on the season of life the seller is in. Most people will move and sell their home around every seven years or so. Each time the process will be different and the reason behind the move is too. Selling your first home because you’ve outgrown it is way different than selling your final home to downsize. From there, we’ll schedule an in-person meeting—typically at your home—at a time that works best for you and any other key decision-makers. Meeting at the property allows me to walk through the space, listen closely to your plans, and speak with you in a quiet, focused setting.

Once we’ve toured the space, we’ll sit down to talk about your next chapter. We’ll discuss your motivation for selling, your goals, and how you envision the process unfolding. Whether you’re planning a big move or simply turning the page, it’s important to me that I fully understand your timeline, intentions, and expectations. This meeting allows us to build a plan that reflects your vision—and ensures you feel supported every step of the way.

Before we even meet in person, I’ll have already completed a thorough analysis of your neighborhood and surrounding market. During our meeting, as we walk through my custom marketing plan for your home, we’ll also create a clear roadmap for getting your home “show ready.” This often includes a range of steps—from minor repairs and decluttering, to staging and even mental preparation for the selling process.
We’ll work together to determine:
What improvements or touch-ups are needed
How to best present your home to buyers
How much time you’ll need to get everything ready
Your ideal date for listing the property
From there, I’ll align my own timeline—coordinating professional photography, staging support, and any necessary cleaning—to ensure everything flows seamlessly.
High-quality photos are a buyer’s first impression. They’re the key to drawing interest online and getting serious buyers through your front door. That’s why we’ll make sure every detail is in place before the photographer arrives.
You’ll also receive a clear checklist of what to do to prepare your home for the photo shoot. And on the day of, I’ll be there in person to help with any final touches—ensuring your home looks its absolute best.

The sign is up, your home is listed in the MLS, and the marketing materials are in place. A secure lockbox has been installed, brochures are neatly displayed inside, and booties are available by the door for guests. After all the preparation, we’re officially ready to welcome buyers.
From this point forward, showings will be managed through a professional scheduling service. When an agent requests an appointment, you’ll receive a text or email with the proposed time. You and I will have already discussed your preferred showing schedule, any restrictions, and specific instructions, so you’ll simply confirm or decline each request.
Before each showing, it’s important to ensure the home is clean and staged—ready to impress every potential buyer who walks through the door.
Throughout the listing period, I’ll stay in regular communication with you. You can expect:
Feedback from agents after showings, which I’ll share as it comes in.
Weekly updates summarizing activity, buyer response, and market trends.
Support anytime—I’m always just a call or text away if questions come up.
My goal is to make this process as smooth and stress-free as possible, so you can focus on your next chapter while I handle the details of getting you there.

The moment you’ve been waiting for has arrived—an offer is on the table. Once I receive an offer electronically, I’ll thoroughly review the details before reaching out to you to present it, either by phone or in person. Together, we’ll go over all the key components,
including:
Offer price
Any concessions or contingencies
Proposed dates and deadlines
Closing timeline
Special terms or requests from the buyer
You’ll also be given a deadline by which to respond—either by accepting, making a counteroffer, or declining the offer. This is where my experience and negotiation skills come into play.
I’ll serve as your guide and advocate—bringing clarity and calm to what can be an emotional decision, while fiercely representing your best interests to get the strongest offer possible.
Once we reach an agreement and your home goes under contract, we move into the next phase.
While the main negotiation may be behind us, we still have the inspection process ahead—and potentially more conversations about repairs or credits.
No matter what comes next, I’ll be by your side every step of the way—protecting your interests and working to make sure we get to the closing table smoothly and successfully.

Once your home is under contract, showings come to an end—but the journey isn’t over just yet. While many of the upcoming responsibilities shift to the buyer, there are still key steps you’ll involved in—and I’ll be right by your side throughout the process.
Here’s what to expect:
Earnest Money & Disclosures - Shortly after going under contract, the buyer will submit their earnest money deposit to the title company. This deposit is their sign of good faith and commitment to move forward. On your end, you’ll need to provide a few required disclosures about the property. Don’t worry—I’ll help guide you through each document so everything is submitted properly and on time.
Inspections - Within the first week, the buyer will typically schedule a home inspection. This is a thorough examination of your property by a licensed inspector. You’ll be asked to leave the home during this process, which can take several hours. The buyers and their agent will usually be present as Well.
Appraisal - If the buyer is financing the purchase with a mortgage, an appraisal will be ordered by their lender. This visit generally takes place a couple of weeks after going under contract and is much shorter than the inspection. You don’t need to be home—I’ll coordinate with the appraiser and often meet them personally to ensure everything runs smoothly.
Final Walkthrough - Just before closing, the buyers will complete a final walkthrough of the home to confirm that everything is in the agreed-upon condition before officially taking ownership.

We’ll schedule your closing appointment with the title company, where you’ll sign the final documents that officially complete the sale of your home. The title company will handle coordination with the buyers, their agent, and the lender to ensure everything is in place.
Once all signatures are complete and the transaction is finalized, the title will be officially transferred—and your sale will be complete.
